These archived photos show why the condition behind siding may need investigation. An exterior photograph cannot establish the extent of concealed damage in a different home. Ask the inspector what is visible and what remains unknown.
Investigate before covering the area
Discuss the suspected source of moisture, the condition of surrounding trim and flashing, and whether a limited opening is needed to inspect the sheathing. Any invasive inspection should be explained and agreed upon first.
Define the repair
The written scope should separate removal, concealed repairs, weather-barrier and flashing work, and replacement siding. Ask how additional findings will be documented and approved. Replacing the visible siding without addressing water entry can leave the underlying issue unresolved.
